Can somebody please explain what meaningful concessions Russia is doing in the proposed cease-fire deal, in which Ukraine has to do a lot of concessions? It seems Russia only has to stop fighting/advancing in Ukraine?

Besides all other elements I think it's simple, if the US doesn't offer security guarantees for Ukraine there will be no cease-fire deal or that deal will be meaningless. Ukraine can't trust on Russia's assurances alone. Also in the leaked proposal Ukraine doesn't get anything, just the cease-fire along current front lines, Russia keeps all it's conquered territories. A bad deal for Ukraine and Europe.
